![]() Variation No.12Rototuna Structure Plan - Stages 3 and 4The Rototuna Structure Plan was adopted in August 1999, and revised in October 2001. It can be found in Rule Section 9.0 of the Hamilton City Proposed District Plan November 2001 (References Version). The Structure Plan is broken into 5 areas for the staging of development. Cells 0 (Flagstaff), 1 (Huntington) and 2 (River Road) have already been rezoned, and as a result are either available for development or have been developed consistent with the Structure Plan. Stages 3 and 4 (approximately 490ha) are currently zoned Future Urban Zone under the Proposed District Plan, which allows for only limited development. The Rezoning of Rototuna Stages 3 and 4In response to recent high growth rates, Council has decided to accelerate key infrastructure projects to unlock the development potential of land in the Rototuna Growth Cells 3 and 4. A number of those infrastructural projects are now underway. The release of Stages 3 and 4 will enable the completion of the Rototuna growth area. Preparing a Variation to the Hamilton City Proposed District PlanOne of the steps in the process of making land available for urban development, requires the Hamilton City Council to prepare a variation to the Proposed District Plan to rezone the areas in Stages 3 and 4 according to the land uses identified in the Structure Plan. The variation will also seek to modify the Structure Plan to bring it up to date with confirmed projects and development that has already occurred, and provide better alignment with CityScope, Council's Urban Design Strategy. A public open day was held on Tuesday 16th May 2006 at the Hamilton Christian School on North City Road to provide the community with the opportunity to meet and talk with Council staff, to find out what is happening in the Rototuna area, and provide feedback on the variation proposals. |
